Resident Selection Criteria

​

1 Realty Management supports THE FAIR HOUSING ACT as amended, prohibiting discrimination in housing based on race, color, religion, national origin, sex, handicap, or familial status. The following qualification standards will be required for every applicant.

 

All applicants must provide a valid driver’s license, state identification card, or a government-issued picture ID. To help us complete your application in a timely manner, we ask that you complete every section of the application. There should be no lines left blank. If a line does not apply, please fill it in with N/A.

 

Be sure to sign the application and date it where indicated. Approval does not constitute a lease and a lease does not become effective until the application is executed by all parties.

 

The application will not be processed until all documents have been received.

 

MOVE-IN POLICY: Approved applicants are required to move into rent-ready properties no more than 14 days from the date the non-refundable holding fee was received. If the approved applicant places a holding fee on a property that is not move-in ready, the approved applicant will have no more than 14 days from the date the property is considered rent-ready to move in.

 

1 Realty Management does its best to accommodate all requested move-in dates within that 14-day period, however, there may be circumstances where we cannot accommodate your requested date. 1 Realty Management will notify the approved applicant if an issue arises and a new move-in date is required.

 

AGE REQUIREMENT: Lease Holder(s) must be eighteen (18) years or older. All occupants eighteen (18) years or older will be required to complete an application (even if living with a parent or guardian).

 

INCOME REQUIREMENT: For all applicants, the applications will be considered joint and income should be no less than 2.5 times the market rental amount on the subject property. All income must be verifiable. Verifiable income includes four recent pay stubs, a recent verifiable offer letter from your current employer, and bank statements to confirm income. At times, 1 Realty Management may require you to provide additional documentation such as, bank statements to verify income from paystubs.

 

EMPLOYMENT VERIFICATION: Lease Holder(s) must have stable and verifiable employment or, if unemployed or retired, will be considered self-employed and must meet the guidelines for self-employment.

 

SELF-EMPLOYMENT: Must provide the previous year's personal income tax return and the previous six months' personal bank statements as evidence of sufficient income. Persons who hold jobs that are commission only, base salary plus commission, tips, or bonuses will be considered self-employed. We may require 1 year of rental payments to be paid in advance as a condition of approval.

 

RENTAL HISTORY: Up to seven years of resident history will be reviewed and must exhibit no derogatory references (such as evictions, filings of initial evictions, or collections from previous landlords). First-time renters may be accepted with an additional non-refundable holding fee or a qualified cosigner with a Guaranty of Lease if income and employment requirements are met.

 

CREDIT REQUIREMENTS: A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility and deposit requirements. Unfavorable accounts which will negatively influence this score include but are not limited to collections, charge-offs, repossession, and current recent delinquency and open bankruptcies will result in an automatic denial of the application. We will request a credit report on all applicants to verify creditworthiness. Credit checks are currently run through the following credit bureau: Equifax, Real-Page, and Experian.

 

REFER CREDIT RECOMMENDATION: In such cases, additional checks for rental and income/employment will be completed. If the criteria are met in these checks an additional non-refundable holding fee will be required. When no rental history exists, an additional non-refundable holding fee is required. A criminal background check must be approved before further approval consideration is given.

 

ANIMALS: All animals are subject to approval. A non-refundable $500 pet fee will be required at move-in for up to 2 approved pets. The following breeds are restricted and will cause your tenancy to become defaulted after occupancy: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, Presa Canarios, Doberman Pinschers, Wolf-hybrids, Mastiffs, Cane Corsos, and Alaskan Malamutes. 1 Realty Management withholds the right to refuse mix breeds that coincide with the listed restricted breed list. 1 Realty Management does require shot records of any animal occupying the property. Shot records and a photo of each pet are required to approve any applicant with pets.

 

FEES: APPLICATION, AND SECURITY: A $50.00 non-refundable online application fee per applicant is due in full before the application can be considered. If applying with a guarantor, a $100.00 non-refundable online application fee is due in full for all guarantors before the application can be considered. The Application fee is always NON-REFUNDABLE. The applicant shall place a NON-Refundable (and NON-Transferable) holding fee (Equal to the rental rate within 24 hours of Approval) the non-refundable holding fee may be more than one-month rent contingent on Applicants' qualifications.

 

Applicant understands and agrees that multiple applications may be taken by 1 Realty Management under the direction of the Landlord for the same property {for the property that does not have an approved application and the non-refundable holding fee already in place.} and will be approved based on FULL application qualifications.

 

(Application will not be processed until all documents have been received.)

 

Non-refundable application fees do not hold property or guarantee a property will be available at the time an approval is issued (if an approval is issued).

 

CRIMINAL HISTORY: A criminal background check will be conducted on each applicant. The application will be denied for any of the following: Felony records in the last 7 years, and Violent Crimes against Persons or sexual in nature for the past 100 years. Exact name match on the OFAC watch list, name or DOB matching a person on the Registered Sex Offender Database, will not be accepted. Person(s) must exhibit no arrest, charge, or conviction involving crimes of violence, firearms, or any crime involving a minor. Person(s) who have been arrested for, charged with, or received deferred adjudication for a felony involving these crimes will not be accepted. Person(s) convicted of a misdemeanor or who have been arrested for, charged with, or received deferred adjudication with respect to an offense that is sexual in nature, involves a minor, crimes of violence, stalking, public lewdness, and indecent exposure or involves weapons will not be considered.

 

CO-SIGNER/GUARANTOR: A COSIGNER/GUARANTOR AND/OR ADDITIONAL NON-REFUNDABLE HOLDING FEE MAY BE REQUIRED IN THE CASE OF ONE OF THE FOLLOWING:

1) No verifiable income for full-time students;

2) Unsatisfactory credit rating;

3) Unsatisfactory income requirements. If you do not meet one or more of the above criteria, you may be able to qualify for a property with a third-party guarantor. The guarantor must pass the same application and screening process that you must pass, except the gross monthly income of the guarantor must equal 5 times the rental amount of the subject property.

 

FALSIFICATION OF APPLICATION: Any falsification in applicants' paperwork will result in the automatic denial of the Application. If an Applicant falsifies the applicant or submits falsified documents, 1 Realty Management has the right to hold all non-refundable holding fees and fees paid to apply toward liquidated damages.

 

By submitting this application, the applicant(s) acknowledge(s) and accept the lease application will be approved or rejected based on the information above. Falsification of any information on the lease application or incomplete documentation will result in a decline for the rental property.

 

Applicant(s) also agree(s) to submit all documents necessary to complete the application within 48 hours of the application date. All information must be verifiable. Failure to provide the documentation will result in a declined application and forfeit of all fees paid to reserve the apartment or home.

 

 1 REALTY MANAGEMENT MUST HAVE YOUR UPDATED EMAIL OR PHONE NUMBER WITH THE ABILITY TO TEXT TO ENSURE PROPER COMMUNICATION. FALSE OR INACTIVE EMAIL OR PHONE NUMBERS IS NOT the fault of the Management FOR NOT RECEIVING YOUR NOTIFICATIONS ON TIMELINE DEADLINES.

 

Tenant/Applicant hereby grants 1 Realty Manager, agent, and/or Landlord permission to communicate through any of the contact information given including but not limited to text messaging and email servicing.
